New landlord looking for advice on rent review

Hi there. I first let a property last April through an estate agent so it is up for review again this April. Can anyone tell me what options I have now in terms of a rent review (so many new rules its a mine field). To be honest I'm not looking to increase the rent I just want to understand the options open to me.

Also when can i ask if the tenants are intent on staying on.

Finally I have a copy of the contract from before can I reuse that template going forward or do I have to keep going back to the estate agent.
 
You can't actually review the rent again for 24 months (April 2018).

What you can do then in terms of reviewing the rent depends on whether or not your rental property is in a rent pressure zone -

You can ask your tenants if they intend to stay on whenever you want but I suggest you read up on Part 4 tenancy rights - the RTB website is a good resource.
