How to set up management company?

20 years ago a company built our housing estate.
Then the company went bust.
It turns out that the common areas of the estate are 'unregistered'.
a construction company has now up and blocks off part of this unregistered common area which was being used for parking.

what advice would you give if residents wanted to found a management company to make sure we keep our parking spaces/park?

When you say the company who built the estate went bust, was it before or after the site was finished? Did home bond or another builder step in to finish it?

When you say the property is unregistered, how do you know? Have you had legal advice? Have you done searches? Is it registered in the Registry of Deeds?

What has this new construction company done exactly- your sentence is hard to follow- please expand on this point.

Does this estate comprise of houses only or apartments or 'duplexes' too? How are the common areas maintained currently?
 
Id say vanilla that he means that the houses were all finished ok but that the builder set up a management company but did not request council to take over common areas or hand over to residents by assigning common areas to management company. This company was left by everyone basically and was struck off. Its the ownership of the common areas that they need to sort out which i would imagine still belong to the builder who built the estate so they need to chase them up some way. Then they can set up a company giving all residents/owners a share and have the common areas transferred to the company. This is going to take a few quid and im not sure where they will get the drive/money/ability to carry out this work.
