We have gone sale agreed on a house built in late 1970s. The house looked to be very well maintained with additions and work done to the house by current owners.
We had a survey done by a chartered surveyors and although we dont have the full report , the surveyor mentioned a few things which I'd like to see if any one has had similar experience on ..

1) There's a garage of approx 110 square feet at the front. Asbestos in the garage used for protective sheet for garage door and insides roof of the garage . We dont intend to use the garage any ways and I think that the asbestos has to go . Does any one know how much it costs to get it removed ? I spoke to a few builders and I got different views . One view is to get it removed ( the builder mentioned that he has removed in the past and then dispose it via authorized asbestos specialist. The other view is that the asbestos should be handled entirely by authorized specialists which means survey , assessment , removal and post removal assessment which will be more expensive in my opinion .
There's no asbestos in the roof or elsewhere and the garage is not used at the moment (acts as a small storage space )

2. The pipes on the heating rads are gun barrel and surveyor was of the opinion that this needs to be removed in these old houses and replaced by copper ones i.e If an assessment shows a mesh of these gun barrel pipes .Another issues he felt that home insurance would not cover these for any claims in future as they are old metal pipework and liable to leakage .

Does any one have an experience in buying a house with similar issues and how have they been dealt with ?
How much does it cost to get both the above worka done . House is a 120 sq m semt d with 4 beds.

There is a variety of asbestos(about 3 main types). The grey one which was used on roofs is cariogenic, like all asbestos. I know electricians who cut it daily for decades who 40/50 years later have not gotten asbestosis as the grey one is not that harmful. But if they were cutting blue asbestos, they would be long gone.

I know people who removed it themselves and had it collected by the specialist company. Despite the grey asbestos not being the worst, you need to be careful removing it. In the UK some councils will tell you that you can remove it yourself or any builder can.

Asbesto last about 50-60 years minimum. Grey asbestos roofing is really cement with about 10-15% asbestos. It breaks down gradually, so you might not need to remove it anytime soon. Although the less broken down it is, the better.

Gun Barrel will have to be replaced eventually, as it rots unlike copper.
