Hello all,
I bought contents insurance for an apartment I rent out, thinking, wrongly as it turned out, that it covered things like fitted kitchens, baths etc. It doesn't.

However, the insurance company said that I should contact the management company, if there is buildings insurance through them, to see would they cover replacing a bath which was damaged. It seems unlikely, but would they do this?

Other question... what insurance should I be getting? My own buildings insurance? Is there any point, what with excesses and no accidental damage cover?

Thanks

The management company will likely have a block policy in place that technically should cover this, but in reality the block policy will probably have a high excess (often up to €5000 per claim) so it prob won't be worth your while claiming. We (I'm an insurance broker) have access to a specialist contents policy for landlord's that covers fixtures and fittings as well as accidental damage by the tenants. It will also cover a good part of the policy excess of the block policy. It is underwritten by Zurich, PM me if you need more details.

buildings insurance usually covers all things part of the building or permanently fixed therein. Contents are those things you can take with you. You are specifically talking about 'accidental damage to buildings'. It is highly unlikely that this would be covered under the buildings policy. Could you deduct from tenants deposit, depending on wording of your lease? If it was deliberate damage, then you could sue tenant.
