Deductible expenditure allowable on rental income

I'm jut doing some research into the tax implications and allowable expenditures for renting a newly built property for the first time. I found some information on www.revenue.ie but I just wanted to ask here for clarity and to check if my understanding is correct.

Are any of the following items allowable as deductible expenditure?:
1. furniture & electrical appliances
2. flooring
3. Estate agent letting fees & Estate agent property management fees


I think for 1&2 above only 12.5% annual depreciation over 8 years is allowable? (and not the total value of price in the year of purchase / tax year?)

Pre-letting expenses are not allowable - usually this means expenses prior to the first letting of the property. I cannot recall the reason behind this somewhat absurd rule. Expenses between lettings if the property remains in fact a rental property are tax-deductible.
