Carlow town areas to avoid

Our son is thinking of buying a house in Carlow town. We don't know the area and would like opinions on areas to avoid. His price range is low.
 
The good news is that property prices in Carlow are low in comparison with Dublin. He should be able to pick up a 3/4 bed semi for in and around €150k with no difficulties. Avoid the John Sweeney park area and Burrin Manor. Also if you go out the Kilkenny Road by Carlow IT, there are estates out there that are full of students renting.
