Block Insurance does not cover residents cars or contents

If the bottom apartment goes on fire and:

(1) destroys the duplex above it with smoke after windows have been blow in by fire/blast

(2) blasts window and glass into car park and destroys cars.......the block insurance does not cover (1) or (2)if the fire/blast is accidental.

Can anyone confirm/deny this or provide info or links that do so!
 
Of course if the apartment goes on fire the smoke damage etc to duplex is covered by policy. Once an insured peril operates there should not be a problem. An insured peril being fire/explosion.

On number 2, your problem here is that cars would be excluded from the buildings section of a policy obviously. So the only possibility would be third party property damage in the property owners/public liability section.

However this is a negligence based section. So the management company would need to be found legally liable for damage to the vehicles. It would hard to see how they could be found negligent in the event of a fire. Also it isn't third party property as the owner is likely a member of the management company and therefore the policy holder.
 
So, if the ground floor apartment had a fire/explosion that destroys a car outside then the car owner has no one to claim of?
Can that be correct?

Also, the duplex claims of the block insurance for damage emanating from another dwelling on the ground floor (different owners, same policy)?
 
They have their own motor policy to claim from. They could try pursue the owner under a civil case but it won't be a matter for the insurance policy.

Correct. The policy is a block policy in the name of the management company of which the owners are a member of. Once an insured peril operates there is no issue with the claim.
 
block insurance is in that sense no different to house insurance. It covers the house and nothing else.

cars carry their on insurance.
