Alternative party venue hire?

Hi all, this is exactly what I am looking for:

A venue for a small celebration for approximately 30 guests. I dont want a hotel. I want to hire the venue privately and have it for the whole night (a lot of venues have a rule of the guest having to leave by 12 or 1am). Ideally I would like some type of courtyard aswell or maybe a large balcony. We would bring in our own caterers and stock the bar ourselves. Dont mind at all if it is a warehouse and we have to hire tables, the bar etc. Preferably in Dublin, the closer to the city centre the better.

So, does anyone know of a closed down restaurant, warehouse space, a private venue that Ive somehow missed, your Great Aunties holiday house, a fantastic but derelict old hall, a hidden gem owned by the local scout troop, that would be available August/ September/ October 2009?

Any suggestions would be gratefully received!

I was at a surprise party last summer in Naas racecourse. Good night had by all. I know it aint in Dublin , but i am sure you could organise a bus to pick your party up.

Best bit of the night was jumping the last fence in the straight at 3 in the morning!
