Adverse possesion

Hi,

Posted this question already but was deleted due to inappropriate forum, previous adverse queries appear to be dealt with here, if this is the incorrect forum please accept my apologies and advise on correct forum rather than deleting.

The question is;

Person rents land for a few years.
Tenant stops paying rent.
If the tenant intends to apply for adverse possession, does the 12 years required apply from the time he stops paying rent or does it include the total time he has had use of the land.

Thanks for any help that may be offered.
 
You need to have a read through this, it look likely it starts when he stopped paying the rent. Why did he stop paying the rent if there was a rent agreement in place?
