Hi

I am thinking of buying a second hand house and although in good condition may require a complete overhaul of the roof in the coming years.

Would anyone know what is the price region for such a job? It is semi detached property with a slanting hip roof. It would involve the replacement of timbers and slates and some repairs to the chimney stacks.

I know its a tough one but im just looking for a price guide. 5-10, 10-15 etc Cheers!
 
if it's only the timber batons to be replaced maybe 4-8 thousand depending on,i only have a rough idea though

How many slates?


I'm building a house for myself and trying to doing approximate costings. The roof will extend to about 100 sq. metres but what I am trying to calculate is how many standard slates will it take to cover that?

Any help appreciated.

Search on web for this or else look for the information from the manufacturer of the tiles (as opposed to the provider who may have alterior motives for over-supplying). In either case it is probably best to under-estimate and then order any extra ones when you run short because getting rid of the excess will offset the extra cost incurred in dividing the delivery into two parts.

Hi, there, for the standard type of slates, Supercem or trutone, Use a calcuation of 13.3 slates per sq metre.
Initially buy less than you need, and when the roofer is nearly out, as him how many more you then need.He should be able to estimate to the nearest bundle or two.
slates come in bales of 1000, and bundles of 15. You can buy as many bundles as you need.

Anyone seen or used imitation bangor blue slates made of plastic? Saw a sample and it looks like the real thing, but not sure about the performance. Thanks.

curious about longevity


Wonder how well they stand up to UV photo-aging. If they are like any other plastic they'll disintegrate in less than a decade.

IIRC some years ago I came across some of these made by Redland

(Redland are part of a large international company & have been into the manufacture of roofing materials for decades )

They had some sort of clever interlock arrangment (so they did not get blown away) and were very light.

I wouldnt assume that UV light will degrade them any way quick.

Why not ask for long standing customers & warranties ?

Jon Rowe 086 8323266, I dont know his prices but hes renovated roofs in the terenure/rathmines area so it'll be handy for you to check his work. (AFAIK, hes working on a house in the area now)

caveat, I know the guy and hes what you might call enthusiastic about his work, which is a rare thing these days (meant in a good way). Ring him and you'll see what I mean.

Hi,

This might be a long shot but I would really appreciate if someone could recommend a roofer. I'm based in North Dublin and am reluctant to just take a name from the Golden pages.

Any help would be very much appreciated.

Did work for us last year and since then for some colleagues of mine. Very professional, not expensive and a very nice guy as well.

I echo the recommendation for Frank O'Reilly. He did some work for me is the distant past and I was very happy with qualtity/service/price/manner etc.

I tried getting Frank O Reilly out since November and have had no luck. Rang three times and got the old very busy but will ring back treatment. He never did so I couldn't be bothered dealing with someone who couldn't have the courtesy to even return a call.

Help! dodgy roofer


My roof and conservatory were damaged on new years day in the storm - tiles came off the roof, broke more tiles and smashed into my conservatory roof. A friend of my sisters who is a roofer came around on New Years Day and took the broken tiles off so they wouldnt damage anything else and we arranged that he would sort out the roof this weekend coming. When we got home from work yesterday our roof was fixed and it WASNT by our roofer. The guy who did it apparently did two other houses on the street (when he was only asked for a quote by each of those householders). My neighbour called last night and she told me this guy arrived at her house yesterday and put on her tiles while she was at work. Her husband who was in bed at the time rang and told her so she rang this roofer and he told her it would cost her 1700. She said no way would the work cost this much - he said "sure its an insurance job, what do you care?". She told him she couldnt guarantee her insurance co would pay out esp as they hadnt approved it so she told him to take them down. He arrived half an hour later and took them down. I only got this guy's name last night from her. Now, the fact is, we have NEVER spoken to him, he trespassed on our property and climbed the wall at the side of our house to get out the back, if he comes to take them down will he do more damage? I think I will ring the Gardai for a start and report him as he could arrive at an old person's home and do this and then insist that they pay him - plus I dont want my insurance company thinking Im pulling a fast one on them as I am not. Anybody had this done to them before?

Help! dodgy roofer


I'm confused.
Anyway do'nt get anything done until the insurance co. gives you the go ahead.
I got repairs done a few months ago, and the insurance co. refused to pay , saying they had not approved the repairs, and it was not due to storm damage etc. I was down 650 Euro.

Hi,

My understanding would be that if you have no contract with someone who does work on your house without your knowledge, you have no obligation to pay anything for that work.

The question of whether the roofer is entitled to reclaim their materials is more difficult. I would be worried that by removing the tiles from your roof, this guy might do more damage than was originally done. However, they may (and I'm not clear on this) have a right to their materials.

I would contact your original roofer and ask them for an analysis of 1. the work that was needed to be done 2. the work that was actually done and whether it was good or bad 3. Any further work required, including advice as to whether the renegade roofer's work should be undone.

If anyone is to undo the work done by the dodgy geezer, it should be someone you trust rather than someone annoyed at you because they thought they were hoodwinking money off you but are not.

As the previous poster said, keep the insurance company and the gardi informed...

I phoned the Gardai this morning and told them and they have a note of him trespassing. I spoke to an ex boss of mine who is a solicitor and he wanted me to get this guy's address so he could write to him and tell him never to set foot on my property again. He also said that no, as there was no contract or agreement made with this guy, he didnt have a leg to stand on. However, in order to keep the peace and not have this fella sneak back some day when we are not there and take the stuff back, he suggested that my roofer checks the work, meanwhile I let Allianz know the craic and get them to send their assessor out and see what he/she reckons the cost of the repairs are worth and then tell this 'fairy Godroofer' that that is what is being paid for the job and if he doesnt like it, he can try sue me. He could arrive at our door tonight and I wouldnt have a clue who he is!

Personally I would take it further with the law and take him to court for trespassing and criminal damage to your roof. The police should assist you in this process.

As said, what if he (probably has) extorts money from the more vulnerable in our society.

If I came home and found someone working on my property without permission, I would let the police know that he was in the Casualty unit and that I had feared for my family's safety.

My experience of roofers generally has been very poor. They quote one figure, and when they are up on the roof, they seem to find it's a lot worse than initially thought and quote you a lot more. I have had reports of roofers actually damaging roofs, and of course, subsequently denying it.

You should only deal with someone you know and trust. I would tell this guy to keep away from your roof and tell him that you have informed the Gardai. If your neighbours see him on the roof, they should call the Gardai. You should stress to the Gardai that you think these guys may be preying on others.

We don't have Trading Standards officers like they have in the UK.

According to RTÉ's provincial news round up this evening 'The Meath Cronicle' has reported similar dodgy roofers and their activities in the afermath of the Clonee Tornado. It seems that their efforts were tharted because the Insurance Companies had contacted policy holders by phone before the dodgy roofers had arrived.

What happened here is still making my blood boil a little. Many seem to be taking the route of it being a "trading issue". In my eyes it is a criminal one.

This guy trespassed, and for all you know, damaged your property/roof.

It is on par with finding somebody "working" on the underside your car without your permission, but only on the basis of he heard a squeak.

Would have to agree with you Ocras its nearly as bad as people intimidating OAPs and doing work on there property and then demanding colossal payment for the work.

It seems to be going on on a big scale down the country and its very frightening for them when they live in remote areas.

Its Monday now and STILL no word from the fairy Godroofer - had my organised roofer out on Saturday and he checked the work and said it was done properly. He gave me a quote for what he would have done it for and this amounted to €1,475.00! thats for the whole job which included not only the top of the roof but the kitchen which was damaged also from falling tiles from the top. Anyway, following legal advice and after speaking to the insurance co, we are going to wait for this guy's bill, submit it to the insurance co, see what their assessor thinks when he comes out and this guy will be paid what the insurance co thinks the work is worth. Realistically he doesnt have to paid a penny but I dont want any hassle as we are at work all day so he could come back and remove the tiles if he wanted to without us knowing til it was too late. If he is not happy with the money from the insurance co, he can bring us to court where he hasnt a leg to stand on. Hopefully it wont come to this. We dont live down the country by the way, we live in Drogheda.

Trespass is generally a civil matter except in very rare circumstances of which I reckon this is not one. Persistence is the key for trespass to be proven

Hello, re roofing; I am about to start building a new house. My engineer has recommended Prefabricated roof trusses as opposed to cut timber ones on site. A friend (not an engineer but lots of experience in building DIY) who recently went through the building process reckons the cut timber ones are better, as they come from new raw timber and the builder can judge on site how to measure/cut them. Any opinions? thanks for any help.

A prefabricated timber trussed roof is designed and engineered to preform the same function as a cut roof built by the carpenter on site. The chief difference being that because prefab trusses are designed and manufactured under factory conditions using computers and automated machines the end product uses less material (timber) to preform the same function as a cut roof. It could be argued that the prefab roof truss is a more economical and efficient use of timber (smaller sections sizes are generally used) and resources. Your point re quality of the timber is not valid I'm afraid. All timbers used in the manufacture of trusses is graded visually and mechanically and must meet minimum required standards. Similarly all timber used in the site built cut roof will be stress graded and stamped and the carpenter may decide to reject some individual pieces due to damage on site etc. As to which is best? A cut roof offers more flexibilty in that if you decide to opt for a loft conversion at a future date (height permitting) this can be more readily done with a site built cut roof. But a cut roof must be carefully thought out in terms of where the water storage tanks will be located, what intermediate supports (loadbearing partitions are available etc.) A truss manufacturer will take this into account when designing the trussed roof and usually furnishes a drawing or diagram of the roof showing order of construction, bracing required etc. A trussed roof will generally be cheaper, due to fact that less man hours are required in its erection. A complicated roof that 10 years ago would have been considered a job for the site carpenters is now routinely completed using roof trusses due to the escalation in the cost of materials and skilled labour.

hi does anyone know the average cost of fitting! slates ,felt, batens ect labour only i had a quote of 6500 euro for a hipped roof with 3 dormers this is about 42000 slates in it? is this a good price?

If its any use I recently got quoted for a roof. The quote for the slates was down as 1 euro per 20*12 slate.

First quote I've gotten so I've no idea if this is good or bad.

You can get proprietary chemical washes to clean down stone, concrete and slate roof materials; these will kill off any organic matter which is then brushed and hosed down. There are specialist companies who undertake this work using proprietary power washers and lances etc; this is probably a better option for a larger roof or (in your case) older roof. Don't paint natural slate...

You need to be very careful if you try and do any of the cleaning yourself, the slates become very brittle after years in the sun. As Carpenter suggests, get a specialist in otherwise a relatively small job could turn into a big one.

I am struggling to find a roofer in lucan who will come out to the house and repair a hole in the main house roof. Its just big enough to fit a fist through from the attic...

Anyone know anyone that would do that type of job and how much its likely to cost?

Truss manufacturers in Tullamore, cant remember the name tho , think its AAA. Donaldson Engineering in Mountmellick fabricate trusses, and Paddy Forde of Shannonside Timberframe Portarlington, if you have trouble with Paddy's number pm me and I will get it for you.

Hi,
Trying to decide on best longterm material for the house Im building at the moment. Its a dormer bungalow and I like the look of slate. Im planning to live in the house long term and do not want a white roof in a few years time. Does that mean I should be ruling out all the man made slate products? Is there anyone who can say they actually dont eventually go white? What about brazilian slate, any opinions on them, pro's or con's as an affordable option? Or what about the flat black roof tile, would that be the better option as regards affordability and retaining colour?? Cant afford to go for more expensive natural slate than brazilian but dont have a lot of info to go on. Can anyone shed some light on these products?
