Solicitors Invoice - Query

Hi,

Just after getting the invoice from our Solicitor. One through Home Buy Home Sell network. Professional fee is €999.00 + Vat + Outlay.

Am first time buyer so looking at the cost and wondering is the following usual/standard and correct.
Our mortgage is for 320K, purchase price is 350K
Additionals on the invoice are
Taxable outlay, phone couriers etc €100.00 + 21%Vat.
Stamp duty on mortgage and counterpart €332.50.
Searches €75.00 + 21% Vat
Land Registry €855.00
Pay commissioners fees on declarations €40.00.

Total is just short of €2,650.

Sureley solicitors should quote VAT inclusive like Carpet Salesmen or Chimney Sweeps or Lap Dancing Clubs .

That would be €1210 fees + Transaction Related Costs
 
Thanks Clubman,I understand that now. Thought it would approx cost 2200.
No problems with the price but
Didn't factor in cost of Stamp Duty on Mortgage and counterpart.
It is strange though as a first time buyer you have to pay stamp duty on a mortgage above €254K when you don't pay stamp duty on a new house at a certain sq footage or 2nd hand greater than €317K.

Also, think all Solicitors just state an arbitrary amount when stating taxable extras such as phones, couriers etc. rather the actual amount.
