How to choose an auctioneer?

Hi,

I'm just wondering what advice people would give me in regards to choosing an auctioneer to sell my house? Is there any things in particular to look out for?

Can I negotiate on the commission they charge me for selling it? Is there a way to structure the commission so that they are motivated to get a high a price as possible?

Would I be better off selling it privately?

What can I do to ensure I get the best price possible?

Is there a way to get a valuation on the property without actually paying for it?

It is my first time selling so any comments would be greatly appreciated!!

You can, but you may want to be more concerned on the sales record in your area and their profile. Generally the lowest they will go is 1% depending on the value of your property. The lowest priced agent may not ne the best.

Would I be better off selling it privately?

I would be biased here as I am an auctioneer, but if you have little experience in what to do with regard choosing an auctioneer, you may struggle to deal with experienced punters who are after a bargain price. My advice, hand it to a professional.


What can I do to ensure I get the best price possible?

First research the agents in your locality. Don't necessarily go straight for the big names, look around similiar areas to your own and see who is selling. Take a trip to their offices and look at their web sites to get a feel for the level of service that they may afford you. On a personal note, make sure that your property is fit for the market. Leave no small jobs undone, if some walls look even slightly grubby, paint them ( light colours), make sure the front of the property is neat and tidy and be as flexible as you can with viewing times.

Is there a way to get a valuation on the property without actually paying for it?

If the valuation is for the sale of your property it will be done for free, so get as many as you like and then choose the best one, I would advise going with a single agency.

Hi thanks for the reply. Just a quick question in regards to what you mean by a single agency? Is there a particular way that I could structure the commission so that the auctioneer would have a more of an incentive to sell at a higher price. The valuation on the property is €240k however I was thinking of structuring it so that the auctioneer would get paid commission something like the following;

1% of €240k
5% on €240 - 250k
10% on €250k ++

For example the auctioneer would get paid the following commission if the house say fetched a price of €265K

1% x 240 = €2400
5% x 10 = €500
10% x 15 = €1500

Total commission = €4400
 
By single agency Imean choose one agent as opposed to having multiple agents on board. Generally if the selling rights of your house is shared it provides less of an incentive for them to actively seek out a buyer. Your idea about commission is interesting and I've seen someone else on here before mention something similiar, it sounds like a good approach, just make sure that you set the brackets in your favour i.e not too low.
