Should quotation for beam be itemised?

Thanks for the response. I just wanted to ask before I went back looking for a detailed quote. Had two more builders out today so hoping to have 3 different quotes for comparison. Thanks

Should quotation for beam be itemised?

Hi folks, Got a quote for removing a poured concrete wall at rear of the house and installing a steel beam to open kitchen into old small living room. House is 1950's terraced. Quote just has a list of works & materials, but no costs per individual item. I was expecting to see these so I could...

    Grant of Probate

I should also clarify, Seller's Solicitor only applied for GOP 6th of August. Solicitor told us the Probate Office won't expedite without signed contract.

    Grant of Probate

Thought I'd weigh in with my experience of Probate while buying a house in Dublin. Went Sale Agreed 20th July. Signed contracts 1st week of September. Seller's solicitor requested to expedite Probate last week of September. Received notice that Probate was granted earlier this week (5.5 weeks...

Estate agent refusing additional viewing before signing; Probate not granted yet

Hi everyone, Thanks for all of the helpful replies. It has been a stressful few days and the comments have been a great help. Lots of phone calls going back and forth but have finally got access using a surveyor. After he talked with EA he agreed about how difficult they are to deal with. At...

Estate agent refusing additional viewing before signing; Probate not granted yet

Thanks for the input mf1, particularly the detail on the executor of the will piece. I believe it's the EA who is difficult more so than the vendor, although I think they are not too easy to deal with either. Probate not being granted does not appear to be uncommon, and is often expedited by a...

Estate agent refusing additional viewing before signing; Probate not granted yet

Now they're giving the surveyor grief about PI. I don't believe this has anything to do with the EA as it is voluntary on my side?

Estate agent refusing additional viewing before signing; Probate not granted yet

90% sure I'd have walked away but we've invested 2 months in this process now in good faith. Will wait to see what the solicitor says when I meet her Friday. Surveyor has spoken with EA. Has same opinion that they are very difficult to deal with so at least I'm not over-reacting!

Estate agent refusing additional viewing before signing; Probate not granted yet

Thanks for the input. I will clarify this with the solicitor. I'm not committing unless there's a condition on probate. Buying a house is stressful. To anyone who reads this in the future: Avoid houses without probate granted and clarify with the EA when viewing. I actually asked when I viewed...

Estate agent refusing additional viewing before signing; Probate not granted yet

Hi Brendan & Sadie, Thanks for your reply Probate does worry me for sure, but my solicitor has told me she's had some clear in 8 weeks due to there being a contract for sale. Either way, I've given a deadline to close by and will stick to it. Since probate isn't granted, signing the contracts...

Estate agent refusing additional viewing before signing; Probate not granted yet

Thanks, appreciate the insight. Part of me thinks "I can see their point...they may still live there..." but at the end of the day, this is 100s of thousands of Euro and all parties need to be happy. From what I gather, this is actually the EA refusing to allow us to view and it is their policy...

Estate agent refusing additional viewing before signing; Probate not granted yet

Hi, Went Sale Agreed on a house about 2 months ago. Great. Transpired after paying booking deposit that probate wasn't granted and not even applied for. We've no real rush to get in so said this isn't a problem. Now that we've our loan offer sorted and we're about to sign contracts, I asked the...

Overpay mortgage and pay into pension, or focus all on mortgage

Lots of good replies since yesterday! Re Missus enjoying shiny things - she is on board, I was exaggerating a tad. I've got our salaries mandated to our shared account and I use a standing order to give us both an allowance for the month. The rest is used for savings etc... Re factoring in...

Overpay mortgage and pay into pension, or focus all on mortgage

Our rent is €1400, mortgage + insurance is about the same. Property tax and other costs will add to that. Moving to a smaller place isn't an option with a child on the way. We want to enjoy a home together and place a value on that. For you, renting is a no-brainer, but for us it really isn't...

Overpay mortgage and pay into pension, or focus all on mortgage

I see. This is not something I had thought about. I suppose it becomes a mathematical question to calculate the delta between the cost in lost tax relief and potential rental income. This is not something I've done (clearly) so will have to look at it. It's pretty interesting so thank you for...

Overpay mortgage and pay into pension, or focus all on mortgage

Hi Gordon, Thanks for the reply. I had always thought the pension is superior - I was just a bit confused by the key post on paying off your mortgage first, then pension. Trying to convince the missus about emergency cash, she only sees how many shiny things she can buy! Looking at my...

Overpay mortgage and pay into pension, or focus all on mortgage

Hi 123, Thanks for your reply. I felt the same on over-leveraging property - I'd read the thread in the key-posts section on paying off your mortgage before contributing to a pension, so that's why I posted...

Overpay mortgage and pay into pension, or focus all on mortgage

Fiancee and I can afford to overpay our mortgage by quite a lot (100%). Our goal is to be mortgage free in 6-7 years and then buy a second, larger home. From first home we would then like to use the post-tax rental income to overpay on second home and be mortgage free by 45-50 and have some...
