Taking over full mortgage and UB want my tracker

Your sister may need to have no existing mortgage in order to get approval for as high a mortgage as possible with her partner, so that might prevent you just leaving her on the mortgage.

Sell Investment property to buy annuity or keep and live off rent

I have a friend who has an investment property worth €100k (slightly more, but lets choose round figures.) He also has €200k in his private pension fund. He is 58 and wants to retire at 60. Is he better off selling the property and buying €300k worth of an annuity or would he be better...

Key Post "Is it cheaper to rent or buy?"

I was just having a conversation with someone tonight who has 9 years left on a 25 year mortgage. He pays €500 pm on a house, two doors away from the exact same house that is renting for €1300. In 9 years he wont be paying his mortgage. How much will the rent be two doors away at that time...

Tenant paid for boiler service or did she??

If this were me, i would do as the others have said and be raising her rent to what it should be today, if it is higher than she is currently paying and I would be getting a professional to service and certify the boiler properly, since its been tampered with. The cheek of some people.

Commuting Kilkenny to Dublin via train

I used to do a commute of about 35km each way and then train the rest of the way, which is similar to your trip from Thomastown to bagnalstown. While I didnt mind the commute so much it was shocking when I worked out the cost of it. It will cost you €15 per day just in fuel (at todays prices...

Good points on the unfairness of the Pensions Levy

Amazing how many people didnt actually thing that that pension grab was a huge issue. I stopped paying into my pension fund when the government first started playing with pensions. A pension should be something you can use for retirement planning. If they keep stealing money from pensions and...

LA have reduced the RAS Scheme Rent but wont move the tenant. What are my options?

Simply write the council a letter informing them that you are raising the rent to market rates and that if they have a problem with it they can go to the prtb. If they stay while they fight it and you win they have to pay back rent.

Alternative calculation of yield - better?

I was talking to my brother in law this evening about this as he has an investment property at the moment that he bought many moons ago. He was telling me he shelled out €11000 in total and kept everything in one bank account for that apartment. Rent goes in. Expenses and taxes go out. He has...

Alternative calculation of yield - better?

I understand where you are coming from about gearing. Nothing new there. I can't find the example I quoted but here is another I found. http://touch.boards.ie/thread/2056929056/5 About half way down the page

Alternative calculation of yield - better?

All issues i had with it too, before i thought long and hard about it. His 10% yield by normal calculation method is very good so i wouldnt call it a bad investment at all. I cant fault investing a one off 20k to return 3k per year as hard as i try. Then in 25 or 30 years he owns it outright...

Alternative calculation of yield - better?

Ive been reading some other forums today and have seen a different calculation for yield come up a couple of times. One person said that they paid out €20,000 between deposit and all other expenses when they bought an investment property. All expenses, like repairs, property taxes, income taxes...

LPT: Every tenant of mine is paying it.

Any business has a responsibility to shareholders to maximize profits. The LL is the sole shareholder in their business. They should charge the max amount that they can, so it doesnt matter at all whether anyone thinks tax and other costs are included or not. At the moment rents in Dublin are...

Seems like a good reason to have an investment property there. Does the 5k have to be profit or just rental total income of 5k over the year.
