Ulster Bank fixed rate - want top up

Hi I’m in year 1 of a 5 year fixed rate (re fixed just before they pulled out). I’m thinking of getting a top up for some work on the house. I presume UB aren’t doing these now. I haven’t really been following the mortgage sale process but I understand the fixed ppr book is going to PTSB next...

Maximum age for mortgage - different banks

Currently applying for a mortgage and the maximum age banks lend to is a factor. What age do banks lend to for mortgages (age of older of joint applicants at end of mortgage term) AIB - 65 Bank of Ireland - 70 Ulster Bank - ? EBS - ? KBC - ? PTSB - ? ...

Could the UK not have free trade with the EU without free movement of people?

I don't think its fundamentally an economic argument, but political. I think the arguments are a) if the UK gets a better deal than the current members of the EU (i.e. access to single market and the ability to restrict EU migration) then other countries will presumably look to exit on the same...

Why are investors leaving the buy to let market?

I think the ability to leverage to 70-90% with property investment has always been the draw for investors owning one or two investment properties. This generates real tax advantages compared with non-leveraged investments. It also increases the expected return from the investment but in tandem...

Michael McGrath to reintroduce bill to give CB power to control rates

As with the plan to increase rent allowance to tackle the housing crisis, this will just make the situation worse. What's needed is competition and this will make it less likely that foreign/new banks will enter the market.

An Post plans to take on banks with new current accounts

I wonder why they're planning it. Presumably banks only offer current accounts to generate fees, gather deposits for lending or to cross sell more lucrative products. If they come in at a competitive fee level (i.e. free or very low fees) its hard to see why they're doing it unless they begin...

Have the front two rows in the Gate Theatre a good stage view?

Front row in the Gate is right up against the stage so means craning your neck upwards to see the play. I would prefer to sit a few rows back, you'll still be very close but at eye level, much more comfortable.

I wouldn't fancy trying to chase down a multi-million €/£/$ win from some internet based local representative

    Deposit on signing of contracts

I have received a letter from my solicitor that contracts have been received in respect of a house I'm buying and asking me to call in with a cheque for 10% of the purchase price (less booking deposit). I am financing the purchase using a 92% mortgage. My question is: is a 10% deposit always...

Would we be approved for a mortgage?

2 possible issues at least. - apartments generally require a lower ltv (so a higher deposit) compared to house purchases but this varies by bank - 6 months repayment capacity required to be demonstrated, you are probably demonstrating this through rent, but a bank may want to see more than 2...

FF Private Member Motion on high mortgage rates

Populist guff from Fianna Fail. Mortgages in Ireland are effectively unsecured loans because in the best case scenario for a Bank it takes years to realise security. The only surprising aspect of mortgage rates in Ireland is that they are not higher. We need to face up to the fact in this...

How long does Loan approval last under older limits

update - I was issued final offer letters (with house name on them) from AIB yesterday and they give 6 months to close from date of letter. So it appears that with AIB at least, you have 6 months to go sale agreed/get bank valuation and a further 6 months to close.

Motor No Claims Bonus Protection & Claims Loading

I think the point is that the baseline premium may be increased because you have made a claim, thus nullifying the effect of the protection. Although I have NCB protection and made a claim 2 years ago - I have expected an increase in my premium in each of the last 2 years but it hasn't happened...
